Designing Within the Lines
The clients wanted their 4+1 penthouse to feel light, timeless, and quietly luxurious. What we received was a raw bare-shell — concrete walls, basic flooring, and fixed service layouts that couldn’t be moved. The challenge was to turn this rigid shell into a warm, cohesive home without altering the MEP framework. Every decision had to work within these limits, focusing on openness, natural light, and smooth circulation. The brief pushed us toward subtle layers, textures, and precise detailing rather than large structural changes.
Spatial & Functional Response
Living & Dining
We used a calm palette, soft textures, and layered lighting to create an atmosphere of understated luxury. The living area visually flows into the balcony, while the dining space is subtly zoned through furniture placement and ceiling detailing. It feels open, yet rooted.
Texture & Tactility
Materials were chosen for their touch and tone matte oak veneers, fabric laminates, soft textiles like boucle, and subtle grain finishes in marble and wood created a comforting, layered texture palette
Bedrooms
Each bedroom tells its own story. The master suite is calm and cocoon-like, with warm textures and gentle lighting for a restful mood. The kids’ room brings in playful colors while still aligning with the home’s overall palette for harmony. The guest bedroom uses soft color accents to feel fresh and inviting — a comfortable stopover rather than a formal space.

A bare-shell penthouse transformed into a warm, cohesive home rooted in timeless design. With fixed services and Mivan constraints, the project focuses on seamless planning, refined materiality, and layered lighting to create quiet everyday luxury.
Behind the Build: Craft, Constraint & Creation
Designing within fixed Mivan walls and rigid service layouts demanded precision at every step. From aligning electrical points to coordinating finishes across multiple vendors, the process was a balance of discipline and detail.
The result is a home that feels expansive, warm, and effortlessly refined—where thoughtful flow, layered lighting, and material harmony come together to create a space that’s timeless, personal, and truly lived-in.
